Tanner Basin Remodel

  • What began as a 1990s-era fixer quickly became a canvas for creativity for this West Linn family of six. Partnering with JHL Design, our team reimagined the home with a contemporary sensibility, layering rich materials, bold finishes, and thoughtful architectural gestures to create a space that will serve the family for the next decade and beyond.

Almost every room in this 4,300-square-foot, three-bedroom home was updated. The kitchen, pantry, living room, dining room, family room, and three bathrooms were fully reimagined. Decorative columns were replaced with graceful arched openings, creating stronger connections between the living, dining, and family spaces. On the main floor, rift-sawn white oak laid in a herringbone pattern ties the rooms together with warmth and texture. Custom-milled trim, new paint, and cabinetry bring cohesion throughout, while taller interior doors—7’ upstairs and 8’ white oak downstairs—accommodate the family’s height and lend a sense of scale.

In the living area, a carved marble mantelpiece rests on matching legs that frame a new firebox insert and sit atop a blackened steel hearth, creating a striking contrast with the terra-cotta plaster veneer behind it. Accentuated by statement artwork, decorative sconces, and flanking bookcases, the feature infuses the room with a playful yet modern energy. In the kitchen, Patagonia granite countertops with mitered drop edges pair with a custom blackened steel hood shroud and cabinetry with integrated paneling. A full walk-in pantry with a sink and tailored storage solutions expands functionality, while a curved white oak seating nook offers a spot for casual family meals. At the opposite end, a new pass-through bookcase provides visual separation to the family room, which was reoriented to accommodate a custom couch and entertainment setup for this avid sports family.

Each bathroom carries its own character. The master suite incorporates Tadelakt plaster applied in seven layers for waterproof durability, handmade terracotta tile flooring, and Taj Mahal stone wrapping both the tub deck and a bench inside the oversized shower. Powder rooms feature color-integrated plaster and an imported concrete sink, while secondary baths highlight a mix of paint-grade and white oak vanities. Upstairs, rift-sawn white oak flooring continues into the bedrooms, its boards carefully oriented parallel to each entry for a subtle sense of order. Grass cloth wallcoverings add depth in the family room, entry, and master bedroom, while a bold patterned wallpaper enlivens the master bath water closet. Across the home, European light fixtures, sconces, and flush mounts are layered with 18 carefully chosen paint colors, creating a varied yet cohesive palette.

Beyond the interiors, the southwest exterior was repaired and repainted, and the covered patio was modernized for entertaining with retractable shades and a water-resistant TV. Systems upgrades included new water heaters, furnaces, and AC units, along with custom garage storage designed to accommodate 100 oversized shoes.

The project unfolded under a tight timeline, with the family needing to move in before the school year. Long lead times on custom fixtures required precise trade sequencing and constant schedule management. The scope also grew significantly during construction, including roof replacement, solar panel removal, a new water heating system, arched windows, and extensive dry rot repair. Each addition demanded quick decisions, detailed coordination, and a collaborative spirit between the project team and the homeowners.

The finished home balances function, artistry, and comfort. Rich materials and layered finishes reflect the family’s growing art collection, while custom details—like concealed doors, sculpted vanities, and thick white oak doors—elevate everyday living. Despite the scale and complexity of the remodel, the team delivered a timeless, personalized home ready for the family’s next chapter.
